Newquay - £10m an acre!

Acorn have just announced that they have paid £2.5m for a 0.25 acre site on Headland Road - that's £10m an acre. They plan to build 14 apartments.

Plymouth opportunites

Eco development near Liskeard

We visited a new development of 15 eco-friendly new build lodge properties today. Situated in mid-Cornwall, just north of Looe, Kingsand/Cawsand and Fowey they overlook lovely countryside but are just a 20 minute drive to beaches. They are also handy for Bodmin and Dartmoor. Their eco-credentials are sedum roofs, onsite bore hole, FSC timber and A-rated appliances.

Having talked to a number of agents volumes are clearly down - some saying that volumes are half of this time last year. Newquay seems to be bearing up OK but across the region generally sales are slow and sale prices are 10% under the asking price, with many properties falling through before exchange. There are alot of developers with spare stock on their hand, though the best developments in the best locations seem to be taking the downturn better than anything which doesn't stand out from the crowd.

Obviously this presents opportunities for those willing to take a bit of a risk as developers, and a number of resale owners, look willing to make significant reductions in expected asking prices.

Westward Ho! New Builds

There are 2 new major new developments in Westward Ho!

Nassau Court has been completed for a year now but there a still a few remaining units available through Stags. Existing units have been renting out very successfully over the last 12 months.

Horizon View have just come to the market, with about 10 of the 64 available units sold. These are good quality units with great views (left), starting at £249,000. They are also being marketed through Stags.
Westward Ho! is a traditional holiday town but looks like it will ride the redevelopment of the South West coastline. There are 2 or 3 more developments planned including one on the site of the old Bucaneer pub.
